Utility bill automation
Automated the monthly bill cycle for 500+ utility accounts across 20+ retail and multifamily properties. Bills download on their own, get processed and checked, and load straight back into Yardi, so month-end close no longer waits on utilities.
Tenant sales intake
Tenants send their sales reports to one email address. From there, processing is automatic, a person reviews the results, and the data is ready to upload to Yardi.
Quarterly reporting
Automated quarterly reporting and variance analysis straight from the accounting system, replacing a package that used to be rebuilt by hand every quarter.

We build systems that give you early warning and help you understand the rhythms of your property. Small, low-cost sensors sit on equipment, walls, and doors, learn what normal looks like, and tell you when something changes.

Cellular monitors on pool pumps for a service company, looking for signs of wear before the pump dies. They plug into the existing outlet.
Moisture sensing
A sensor that watches a wall from a distance, learns its normal pattern, and flags changes that look like water getting in.
Edge security
Camera analytics and door monitoring on one small computer on site, for a fraction of what the commercial systems cost.
